Pre-Sale Plumbing Approvals, Plumbing Permits, Plumbing Finals
Before you sell in Canberra, your plumbing needs to be approved.
We help with permits, inspections, plans, and full approvals to help your sale move fast.
Are you trying to sell? Do you have a buyer, but the sale has stalled? We can help.
Are you thinking of selling? Have you had a renovation where the plumbing fixtures were moved? Did you have other fixtures installed, or did you delete old ones?
Did you re-route your sewer drain around a pool? All of this work requires approval by ACTPLA before you sell.
Did the plumber doing the work take out all of the required plumbing, drainage and gas fitting permits? Did you get a copy of the Plumbing Final Certificates? Failure to get a Plumbing Final Certificate will slow your sale and can scare off buyers altogether.

3 Things you need to know about Plumbing Approvals to help your sale proceed smoothly.
- A pre-purchase building report does not cover plumbing, drainage or gas approvals.
- You need a licensed plumber, drainer and gasfitter to organise these for you.
- The date that you take your permit out dictates which plumbing rules you must follow. For example. If you started a permit in 2004 that has not been finalised, you must comply with the laws that were in effect in 2004. If you take a permit out today you must comply with today’s plumbing rules
Building inspectors ..
- Are not plumbers, drainers or gas fitters.
- Don’t have the training and knowledge to recognise unapproved plumbing, gas fitting and drainage work. This is almost always the case if none of the plumbing fixtures has been moved.
- Are not trained to recognise the subtle differences between good and bad solar hot water installations.
- Don’t inspect sewer and stormwater drains with CCTV drain cameras.
- Have a clause in their pre-purchase inspection reports that lets them off the hook for most of your plumbing installations.
Why worry about bad plumbing?
Broken plumbing systems can cost a small fortune to fix and can be dangerous, too. Constantly overflowing sewerage pipes are a health risk that can stop your kids from playing in the backyard.
Blocked and broken stormwater pipes can cause subsidence and cracking in your walls and floors. Badly installed solar hot water systems can cost thousands to fix. Water leaks can lead to massive excess water bills.
